Getting
and Applying for a Loan
The procedure for obtaining a housing loan at Haware's HDFC Ltd. is
very simple and you need to satisfy certain basic norms. Once you identify
the property you are going to buy/acquire the land where you intend
to construct your house, you have to fill up an application available
at Haware's HDFC Ltd. office on payment of Rs. 10/-
Fees
A) Processing Fee: The application, along with necessary
enclosures and a processing fee of 1% of the loan amount requested should
be submitted at Haware's HDFC Ltd. office. On receipt of the application
with processing fee Haware's HDFC Ltd. will make necessary enquiries
which it deems fit. The allocation will be processed and the decision
will be conveyed will to the applicant. Please note that the processing
fee is, nonrefundable, if the loan is sanctioned. If due to various
reasons, Haware's HDFC Ltd. does not sanction the loan, the processing
fee will be refunded retaining 10% subject to a minimum of Rs.250/-Processing
fee covers application handling charges, legal security fee, etc. (B)
Administrative Fee: Once the loan is sanctioned, you are required to
pay an administrative fee of 1% of the loan amount sanctioned and execute
necessary loan documents.
Documents
Required
A) Along with the application, you have to submit various documents.
A general list is given below: The original title deeds tracing the
title of the property, 13 years non-encumbrance certificate, agreement
for sale, (Agreement for construction if any) or such other document
necessary to create mortgage. Sanctioned building/construction plan
and license, detailed construction cost estimate. (B) Proof of Income:
If you are employed, you have to submit salary slip/certificate for
the last 6 months showing details of all deduction clearly. If you are
self- employed you have to submit detailed note on the nature of business/profession,
experience,clientele,suppliers etc. Balance Sheet for the last three
years along with Profit & Loss statement of the business/profession
and Income tax returns, showing the proof of your income certified by
a chartered Accountant. Apart from this, proof and repayment terms of
any other sources of finance availed by you and any other information
regarding your income that is necessary to appraise your application
may also have to be submitted.
How
much Loan do I get?
Haware's HDFC Ltd. grants loan to individuals. This amount may be revised
from time to time.The maximum loan permissible is 75% of the total project
cost (including cost of land) i.e. registered cost including stamp duty
and registration portion in case of purchased of ready built house and
of the cost of construction is case of construction.
